Rubber Roofing
in Massachusetts
Shingles do not work on a flat roof. Empire Building Construction installs EPDM rubber roofing on flat and low-slope roofs across Massachusetts: triple-deckers, additions, porch roofs and commercial buildings.
A rubber roof is a single membrane with few seams, adhered or mechanically fastened to the deck, with the edges and every penetration flashed. When the old roof has been patched more than once, that is usually the sign it is time to replace rather than repair.

Best for
- Flat and low-slope roofs on multi-family homes and triple-deckers
- Additions, porch roofs and sections where the pitch is too low for shingles
- Commercial and mixed-use buildings
How we install it
- 01Remove the old roofing and inspect the deck, replacing rotted sections.
- 02Install a cover board or insulation where the deck or the energy code calls for it.
- 03Lay the EPDM membrane in the largest sheets the roof allows, adhered to the deck, with seams bonded.
- 04New flashing at the chimney, walls, drains and the perimeter, with a termination bar at the edge.

A properly installed EPDM roof lasts 20 years or more. The seams and the flashing are what fail first, so those get the most attention during installation.
Some ponding is normal on a flat roof, and EPDM handles it. If water stands for days, we add tapered insulation to move it toward the drain.
A single seam or flashing can be repaired. A roof with multiple patches or soft spots in the deck should be replaced, because every patch is a future leak.
