Roof Repair and Roof Leak Repair
Empire Building Construction repairs roofs in Framingham, across Middlesex County and in the rest of Massachusetts. Family-owned since 2017, fully insured and rated 5.0 on Google from 38 reviews.
Most roof leaks start at the flashing: where a roof meets a wall, around a chimney, at a pipe boot or in a valley. The water often shows up on the ceiling a few feet from where it gets in, so every repair starts by tracing it to the source.
We show you what we found, fix that spot with new flashing, boots or shingles, and tell you honestly if the roof has reached the point where repairs stop making sense.

What we repair
- Leaks at chimneys, walls, skylights and valleys
- Step flashing and counter flashing replaced, not caulked over
- Cracked or failed pipe boots
- Missing, lifted or broken shingles
- Seams and flashing on flat EPDM rubber roofs
- Damage at the eaves from ice dams
When we recommend a new roof instead
- Leaks in several places at once
- Soft spots in the roof deck
- More than one patch already on the same area
- Shingles curling or cracking across the whole roof
- Moss across an entire slope
Our projects
Repairs that turned into replacements
On Village Street in Medway the step flashing where a garage roof met the wall had been patched more than once, and the north side had moss and lifted shingles. Another patch would not have held, so we replaced the roof and re-flashed the wall.
In New Bedford a flat roof had a patch over a rotted section near the chimney. We replaced the damaged decking and installed a new EPDM membrane with new flashing at the chimney and the perimeter.

Yes, when the rest of the roof is sound. A single flashing, a pipe boot or a few shingles can be repaired. If the deck is soft or the roof has several patches, we will tell you a repair will not last and why.
We trace it from the stain inside to the roof: flashing at walls and chimneys, valleys, pipe boots and nail lines. The source is often a few feet uphill from where the water shows.
Yes. On EPDM roofs the seams and the flashing fail first. A single seam can be repaired; a roof with patches over rotted decking should be replaced, like the New Bedford roof we redid.
